Denver's August 2026 market cannot be reduced to one price or one speed. Citywide sources reported a $524,695 modeled home value, a $524,900 median asking price, median sold-price measures from $555,000 to $619,090, and materially different market-time measures because each provider tracks a different population and stage of the transaction.

Limits

The report describes broad Denver city conditions. It is not a neighborhood, luxury, architectural-style, school-boundary, or individual-property analysis. Provider coverage and timing differ, so cross-source gaps should be read as definition differences before they are treated as market disagreement.
