Why Denver Housing Dashboards Disagree Without Being Wrong
A practical guide to reconciling provider coverage, timing, geography, property type, and transaction stage.
An inventory count can depend on listing-status rules and refresh timing. A median price can refer to asks, closed sales, or modeled values. Days on market can stop at pending or sale. Before treating two values as conflicting, confirm that they measure the same object, event, geography, property type, and time window.

Timing alone can explain large gaps
Zillow's sale metrics on the Denver page were through July 31 while its inventory and value measures were through August 31. Redfin's headline median covered three months ending August. DMAR's local table covered August alone and also published year-to-date figures. Combining those periods into one trend line would create false precision.
Property-type composition changes the midpoint
DMAR reported a $635,000 median for single-family homes and $360,000 for townhouses and condos in August. A provider's all-home-type median depends partly on how many homes from each segment closed. A change in mix can move the combined median even when within-segment changes are smaller or move differently.
A disciplined reconciliation checklist
Write down the publisher, exact label, population, geography, property type, start and end dates, update date, and any exclusion note. Only compare like with like. When definitions remain different, show the numbers side by side and explain the difference instead of calculating a synthetic average.
