A reconciliation of active supply, new listings, pending speed, and sale timing across Denver data providers.

Denver had roughly 4,200 active homes in Zillow and Realtor.com snapshots, but the path from listing to contract or sale varied by definition. Zillow reported 30 median days to pending, Redfin reported 28 median days on market over three months, and DMAR reported 38 days until sale for single-family homes versus 65 for townhouses and condos in August.

Counts can differ because of coverage, refresh timing, listing status rules, property-type grouping, and geographic treatment. The measures are broad Denver indicators and do not establish timing for a particular neighborhood or home.
