How Long Do Denver Homes Take to Sell in 2026?
Published answers range from 28 to 65 days because providers measure different events, periods, and property types.
Zillow reported 30 median days to pending at the end of August. Redfin reported 28 median days on market over the three months ending August. Realtor.com reported a 60-day August median. DMAR's Denver tables reported 38 days on market until sale for single-family homes and 65 for townhouses and condos. Each is a valid answer to a differently defined question.

Pending and sold are different milestones
A listing can go pending before it closes, and a contract can fall through. A days-to-pending measure is therefore not interchangeable with a days-until-sale measure. Buyers and sellers should ask whether a provider stops the clock at contract, closing, or another listing-status event.
The property-type split matters
DMAR's 27-day August gap between single-family and attached homes is large enough to make a blended citywide figure incomplete for either segment. It also does not mean every condo is slow or every detached home is fast. Price, condition, building quality, location, and listing strategy can move an individual result.
Use market time as a decision tool
For buyers, longer exposure can create time for diligence and negotiation, but it can also signal property-specific complications. For sellers, the relevant benchmark is the closest defensible segment, followed by the competitive set. Public timing data helps calibrate expectations; it does not replace a live review of active and recently closed comparables.
