Why the headline ratio is not net proceeds
The DMAR report states that the metric does not account for seller concessions or down-payment assistance. It also does not deduct commission, taxes, title charges, repairs, mortgage payoff, or other closing costs. A list-price ratio and a seller net sheet answer different questions.
The distribution matters
Zillow's July citywide data showed 51.3% of covered sales below list and 24.4% above list, with a 0.996 median sale-to-list ratio. A near-list median can coexist with a wide range of outcomes. Pricing strategy and the initial list price affect where a sale lands in that distribution.
A seller's best use of the data
Use the broad ratio to calibrate expectations, then build the pricing decision from the closest comparable sales, active competition, condition, and likely buyer objections. Track concessions separately. A seller can preserve more value through terms and preparation even when the final headline price is below the original ask.
