Can Denver Buyers Negotiate Below List Price in 2026?

Property type changed the August benchmark
DMAR's Denver report showed single-family homes receiving 98.6% of list price in August and townhouses and condos receiving 97.7%. List-price ratios leave important terms out

Use the public ratio as a starting context, then look at recent comparable sales, current competing listings, days on market, price changes, property condition, and the seller's apparent alternatives. The strongest offer strategy is tied to the actual home and the buyer's priorities, not a citywide percentage copied onto every negotiation.
